Owners Representative & Pre Design Services – Solicit proposals for environmental, survey, and soils engineering resources, feasibility consultants, and other experts. Meet with zoning and land-use officials, research zoning, prepare preliminary designs for discussion with zoning and code officials in regard to variance, rezoning and historical approvals, and study land-use options. Lead programming effort, determine size and use of spaces based on occupancy type, end user input, focus groups and client input.
Conceptual Design & Master Planning – We engage in paid design competitions or are retained by clients to provide a master plan that includes a site plan, building elevations and perspectives, and sufficient enough detail for a preliminary cost estimate. This effort includes a high level of creativity, technical awareness, and innovative building ideas from around the world. We respect program requirements, zoning rules, market issues and practicality. We ask our clients to provide a recent survey, a list of applicable zoning codes to understand site restrictions, setbacks, vehicle and fire truck access, parking ratio and stall sizes. Delineate site plan indicating easements, topography, key landscape features, regulating authorities, parking lot and curb cuts, delineate building footprint, and typical floors.
3D Renderings & Animation – Aventūr can provide photo realistic renderings and video clips of building exteriors and interiors.
Preliminary Cost Estimating – Preliminary pricing of project for feasibility study.
Schematic Design – Further study of room configuration, adjacencies and exiting, refinement of design for public spaces, site and building section studies, elevation studies, verify dimensions for fire stairs, hall width, door size; truck access and loading dock design investigation; meet with engineers to study structural, mechanical and electrical strategies, research and proposal of building material options.
Design Development – Refinement of all aspects of schematic design, column size and shape, structural grids, preliminary room elevations, room and finish schedule, preliminary specification.
Construction Documents – Complete construction details, verify with governing codes and zoning ordinances that project meets all governing criteria; complete construction specifications; prepare documents for bidding.
Bidding – Coordinate bidding process, or negotiate on behalf of owner for Construction Manager or other method of construction delivery.
Site Observation - We can provide weekly or bi-weekly site visits and report back to client.
